Sage Ventures creates single-purpose investment vehicles comprised of select institutions and accredited individuals for each investment.  These are not blind-pools as each invest objective is known prior to capital being committed to the venture.  

Sage Co-Investment

Sage's principals invest their own personal equity in each venture.  Such investments are made on the same terms and conditions as all equity partners.

Sage Ventures targets real estate investments uncorrelated to the general debt and equity markets. While Sage will review all investment opportunities, it focuses on inefficiencies in the real estate market that produce “story investments” that have a compelling value-play based on the property's characteristics, the operating partners's expertise and/or the overall investment strategy.

Sage Ventures does not limit its investment scope to any particular type of real estate, real estate debt structure or geographic location.  As Sage's equity partners have a wide range of investment objectives, Sage reviews and invests in development, redevelopment, value-add and stabilized opportunities.  This allows our equity partners to select the type of opportunity they prefer.

Student Housing Bloomington, Indiana

This property is a Class A, 159-unit, 470-bedroom, student apartment community located in Bloomington, IN (the “Park”).  The property is located half a mile west of Indiana University – Bloomington.


Sage Ventures, though a special purpose entity, invested in the joint venture entity that constructed the project.  Those funds were used by the developer as part of the overall capital stack necessary to complete the construction of the project.  In just over 19 months from the initial investment, the developer purchased the investment entity's interest in the joint venture yielding a solid return for investors.

Jon Greer, J.D., MBA

Mr. Greer is a Principal of Sage Ventures LLC.  He is responsible for sourcing deal flow and equity .  Jon also coordinates ting the due diligence of the prospective operating partners, negotiating the terms of each investment vehicle and the ultimate selection of investments.  He also will oversee the formation and daily operations of investment funds.

   

Prior to his involvement with the General Partner, Mr. Greer practiced as an attorney in the Business and Finance and Real Estate Groups of Morgan, Lewis & Bockius LLP (Philadelphia office).  His broad practice focused on representing corporations, institutions, entrepreneurs, REITs, local and regional and national developers regarding corporate and real estate matters throughout the country. He dealt with the acquisition, disposition and financing of many types of commercial real estate including landmark hospitality facilities, corporate headquarters facilities, build-to-suit facilities, nuclear and other energy properties, retail centers, raw land developments, portfolio transactions and 1031 tax-free exchanges.  Before joining Morgan Lewis, he worked with a regional commercial real estate appraisal and development group assisting firms in the Delaware Valley on such matters as the evaluation of investment opportunities, property tax appeals, bankruptcy proceedings, condemnations and portfolio valuations.


Mr. Greer received his law degree with honors from Rutgers University School of Law, where he was a member of the Rutgers Law Journal.  He also received his M.B.A. in Finance from Temple University.  Mr. Greer graduated from Kenyon College, where he received a bachelor’s degree in Economics.  

Joseph E. Scocca, J.D., LL.M., CPA*, CFP

Mr. Scocca is a Principal of Sage Ventures LLC.  He is responsible for certain tax and legal matters and assists with sourcing equity.


Prior to his involvement with the Sage, Mr. Scocca practiced as an Attorney in the Estate Planning and Tax Department at the law firm of Blank Rome LLP and prior to practicing with Blank Rome, he practiced as a CPA for the accounting firm Deloitte & Touche LLP.  


Mr. Scocca received his LL.M. in Taxation from Villanova University School of Law, his J.D. with High Honors from Rutgers University School of Law where he was the Managing Editor of the Rutgers Law Journal, and his B.S. in Accounting from Rutgers University School of Business.
